The developers of Founders Corner promote the building as Dartmouth’s newest landmark, with an elegant “blend of historically influenced architecture and modern convenience.” The building’s facades retain the design characteristics of three former buildings that were located on the site: the Georgian style of the former Masonic Lodge, which anchors the buildings corner entrance; the art deco design of the former Dartmouth Police Station; and a composite design of 19th century styles approximating the former Lahey Building. Founders Corner offers many of the amenities expected from high-end condominiums, but few condominiums in the area can claim to be so “green.” In fact, Founders Corner bills itself as the first residential condominium development in the province to use natural gas for all of its building services, including heat, hot water, stoves, dryers, fireplaces and gas lanterns. By using natural gas the developers estimate that the building will save 20 percent on heat delivery, 35 percent on heat generation and 48 percent on energy costs. A tankerless boiler system will provide high efficiency heat and hot water on demand with an additional energy saving of 35 percent, while radiant in-floor heating will offer 20 to 25 percent in energy consumption saving. All in all, Founders Corner believes its “smart and green” system will allow total operating costs to be about 72 percent less than comparably sized buildings.
